Lynch & Co. provides residential property management and brokerage services designed to protect your investment while minimizing the day to day demands of ownership. Services are available individually or as bundled offerings, depending on the needs of the property and owner.

Property Management and Brokerage Services

We offer the following services for single family homes, townhomes, and condominiums:

• Marketing and advertising of rental properties
• Applicant screening and qualification
• Lease preparation and tenant placement
• Lease renewals and rent adjustments
• Full service property management
• Asset management and consulting
• Lease purchase and residential sales brokerage

Fee Structure

Services may be priced individually; however, bundled services generally provide the most value.

• Lease Procurement: One month's rent
• Full Service Property Management: 4% to 8% of monthly rent
• Lease Renewal: One half of one month's rent
• Asset Management and Consulting: 10% to 12% of monthly rent
• Lease Purchase and Sales Brokerage: 3% to 7% of purchase price

All fees are disclosed in writing and outlined in management agreements or brokerage contracts.
